Hogan Property Company was founded in 1982 when President Mike Hogan made a decision to apply his many years of industrial and residential real estate experience to create his own commercial real estate company in San Antonio, Texas. Mr. Hogan dove right in and began not only getting involved in San Antonio’s real estate scene but contributing to his community through participation on city commissions and boards. He began changing the landscape of the city to prepare it for the growth it would experience over the coming decades. Hogan Property Company engaged in land acquisitions, real estate partnerships, and the development of some of San Antonio’s first luxury office park space. Over time the company has grown into one of South Texas’ most trusted multifamily developers and property managers.
Our Story
1982 - The First Decade
In our first decade of existence, mixed-use developments, multipurpose office space, industrial, and warehouse space were our focus. The development of Woodway Park, an upscale office park, solidified HPC’s place among respected developers in the real estate community. During the 1980’s when the Savings and Loan banks collapsed, Hogan shifted focus to another much-needed real estate commodity – housing. We built our first, very own, multifamily development, The Hill at Woodway.
1990’s - The Decade of Revival
As we continued to recover, financially and emotionally, from the scars of the real estate decline during the previous decade, our efforts moved to educating ourselves on best property management practices. We scaled back in our commercial brokerage division and the company ventured into the world of HUD financing and the development of more multifamily housing. As we focused on building relationships with equity partners, Willow Creek Apartments were built and our team members learned how to navigate HUD REAC inspections and HUD Management & Occupancy Reviews (MOR).
2000’s - The Decade of Growth
This decade really set the tone for the property management company. In 2004, HomeSpring Residential Services was formed, and the HomeSpring team concentrated on learning how to navigate the Low-Income Housing Tax Credit program. This program would prove to be an essential part of the development and management growth of the company. During this time, we built and certified our first Tax Credit community and acquired the 3rd party management of a large affordable portfolio. As the company grew, we experienced growing pains, which thankfully led to the creation of two departments that continue to serve our clients today – Our Compliance Department and our Inspection Team.
2010’s - The Decade of Recognition
The HomeSpring team’s hard work has paid off! As we exceed the management of 9,402 units, we also hit some other milestones. Our management services have grown across the South Texas region, we are able to purchase and occupy our own office building for our corporate team, we are recognized as an Accredited Management Organization (AMO) through IREM and our team members recognize HomeSpring as one of the Top Workplaces in San Antonio. Our team also expands into 3rd party consulting services in the areas of LIHTC compliance and physical inspections.
2020’s - The Decade of Challenges
The COVID-19 pandemic was no joke, and being part of an essential workforce, HomeSpring team members not only faced challenges head on, but learned so much about ourselves, our structure, our teams and our residents. This difficult period of time forced us to make some operational changes – some of which are still part of operations today – and it forced us to focus on a new challenge; a changing workforce. The idea of a traditional job, for many, has changed. HomeSpring is committed to concentrating on highlighting our internal culture and employee experience, modifying operating procedures to satisfy employee expectations, amending traditional hiring practices, while all the while maintaining the same level of customer service to our residents and clients.
